Tap water or the ocean?
| Where | Likely cause |
|---|---|
| Shower glass, faucets, kettles | Minerals in tap water |
| Balcony glass and railings | Salt spray and rain |
| Windows after a storm | Salty rain drying |
| Dishwasher film | Hardness or detergent settings |
| Car after washing | Water drying in the sun |
Window cleaners in oceanfront towers deal with salt film constantly, which is a good clue that balcony spotting has little to do with your tap.
What happens upstream
WASD reports lime softening at its Hialeah plant and enhanced softening at Preston, the plants it says generally serve the area north of SW 8 Street. Softened water still carries some calcium, and neither WASD's report nor the Village's data sheet gives a hardness number for your address. A tap test fills that gap.
If spotting suddenly worsens after work on a nearby main, give it a day and flush the taps; sediment stirred up by main work is temporary and different from everyday hardness.
Care for glass and stone
- Squeegee glass enclosures after each shower; a water-repellent coating makes it easier.
- Soak aerators and shower heads in vinegar, but keep vinegar and other acids off marble and natural stone, which they can etch.
- Use a stone-safe cleaner on marble vanities and floors.
- Use a rinse aid in the dishwasher.
These steps manage minerals; they do not remove hardness.
Where scale costs money
- Tankless heaters and steam showers: descale per the manufacturer; frequent descaling points to a test.
- Espresso machines and ice makers: scale shortens their life.
- Hotel and restaurant equipment: dishwashers, ice machines, laundry and boilers lose efficiency.
Living Water designs ion-exchange softening plants for businesses. See water softeners in Bal Harbour.
For homeowners, a softener on the domestic line is the standard approach when scale is real; for tower units, careful cleaning and point-of-use treatment are the realistic tools.
Softener vs. conditioner
An ion-exchange softener removes hardness and is what Living Water installs. Salt-free conditioners do not remove hardness. Read salt-free conditioner vs. ion-exchange softener. In a house, a softener goes on the domestic line; Bal Harbour's separately metered irrigation stays out of it. In a tower unit, space and drain access usually rule a softener out.
Test first
Clean a glass door and an aerator, note how many days until spots return, and bring that number to your free test. Jorge measures hardness at your faucet and tells you honestly whether a softener is worth it. Call, text or WhatsApp (305) 793-5974.
