Why sprinklers are rarely the culprit here
Bal Harbour offers two metered services: domestic water and irrigation water, the latter billed without a sewer charge and requiring a certified backflow preventer. Both are the same treated water the Village buys from Miami-Dade County. In towns where lawns are watered from private wells, iron in that untreated water paints walls and sidewalks orange. That pattern does not usually apply to Bal Harbour properties on Village irrigation service.
Likely sources
- Metal in salt air: railings, balcony hardware, light fixtures, screws and pool fencing rust quickly near the ocean and streak whatever is below.
- Water heaters and old pipes: corrosion can tint hot or cold water at a single home or unit.
- Building risers: in towers, rust-colored water at one unit or stack often comes from building pipes.
- Main work: repairs or flushing can briefly stir up sediment; run cold water until clear.
- Pools: metal equipment, heaters and chemistry can stain plaster and pavers.
Balcony glass railings with metal posts, outdoor shower fixtures and planters with metal liners are frequent culprits in oceanfront buildings.
Narrow it down
| What you see | Check first |
|---|---|
| Streaks below railings or fixtures | Rusting metal |
| Tinted hot water only | Water heater |
| Tint in one unit or stack | Building pipes |
| Sudden tint that clears | Nearby main work |
| Stains on pool plaster | Pool equipment and chemistry |
Who handles what
The Village handles leaks and problems in public lines and meter boxes (305.993.7391; after hours 305.993.7360) and says it is not responsible for leaks on private property. Pipes and heaters inside your home or building are the owner's or association's responsibility. In a tower, report persistent tinted water to management with notes on hot vs. cold and which fixtures.
Testing and fixes
Jorge can test iron and chlorine at your faucet or an outdoor spigot, which shows whether you are looking at Village water as delivered or something picked up along the way. Fixes depend on the source: stainless or coated hardware outdoors, a plumber for heaters and pipes, your pool service for pool stains. If you also own a property on a private well, see well water.
Cleaning and next step
Rust stains on pavers and stone usually respond to a cleaner made for rust; test a hidden area first, especially on natural stone, and fix the source before you clean or the stains return. For a free test, call, text or WhatsApp Jorge at (305) 793-5974.
