Likely causes in Cooper City homes
- Water drying on glass: even softened water leaves a faint film as it evaporates.
- Soap and shampoo residue: often mistaken for scale on shower doors.
- Sprinkler overspray: from an irrigation well, it leaves hard, sometimes orange, spots on windows and cars.
- A private well: untreated aquifer water is genuinely hard.
Glass shower doors and black fixtures show every mark, so they can make soft water look hard. Polished chrome and clear glass are more forgiving.
What the city water brings
The city's 2025 report says the water is purified with membrane softening to remove hardness, minerals, color and natural organic matter. Sodium is listed at 16 ppm. That combination means spots from tap water should be light and easy to wipe. Thick white crust on fixtures is a reason to test, not to assume.
If you do see heavy crust, check whether that fixture is fed from a different source, such as an outdoor spigot on a well.
What Jorge tests
Hardness, total dissolved solids and pH at your tap, and at the irrigation source if the spots are outside. If hardness is low, he will tell you a softener will not change much.
Fixes by cause
- Indoor film: squeegee glass after showers; use a rinse aid in the dishwasher.
- Outdoor spots from a well: aim sprinklers away from glass, or treat the irrigation water. See orange stains.
- Proven hardness: an ion-exchange softener, or a conditioner if you accept that minerals stay in the water. Compare in conditioner vs. softener.
A quick home check: wipe a spot with white vinegar. If it dissolves easily, it is mineral; if it smears, it is likely soap film. Either way, a test at the tap tells you whether treatment would help.
Scale in the water heater
On membrane-softened water, heater scale builds slowly. On a well it can be significant. Popping or rumbling sounds and slower heating are signs; flushing is a plumbing task, and treating hard well water before the heater prevents new buildup.
