Who is on a well near Florida City
- Inside city limits: the City of Florida City pumps Biscayne Aquifer groundwater from its own wells, disinfects it by chlorination, and delivers it through city lines.
- Unincorporated areas south of SW 264 Street: WASD's South Dade Water Supply System, five smaller plants on their own network, serves residents there.
- Rural parcels: where neither line reaches, private wells are the norm. Miami-Dade's open-data set of properties potentially served by septic or wells is a useful first check.
What the state recommends
The Florida Department of Health says private well owners are responsible for their own water and recommends:
- Testing for bacteria and nitrate at least once a year.
- Testing for coliform bacteria, nitrate and lead when a home is bought or sold.
- Asking the local health department about extra tests based on nearby land use, which is a sensible question in a farming area.
For perspective, the public systems around you publish nitrate results: Florida City's 2025 report lists 1.2 ppm and WASD's South Dade system lists a high of 7 ppm, both under the limit of 10. A private well has no such report, so its lab test is your only data.
How a well system is assembled
| Test finding | Possible stage |
|---|---|
| Sand or sediment | Sediment filtration |
| Iron, orange staining | Iron filtration, often with oxidation |
| Rotten-egg odor | Aeration or oxidizing filtration |
| Hardness | Ion-exchange softening |
| Drinking water | Under-sink alkaline RO |
Bacteria call for a disinfection decision; see UV vs. reverse osmosis for well water.
Irrigation wells
Irrigation wells are common for lawns and landscaping. Their water is untreated and can stain and smell. Miami-Dade's outdoor watering restrictions apply to any water source, private wells included. See orange stains and sulfur smell.
Septic and well together
Many rural lots with private wells also use septic systems. The Florida Department of Health's guidance on testing at least yearly is especially relevant when both share the same property. If you add a softener to a well home on septic, plan where its regeneration water discharges with your installer and follow local rules.
