Softened at the plant, not mineral-free
The city's 2025 Water Quality Report says water is softened, filtered, aerated and cleaned to remove naturally occurring minerals at its plants. Fiveash used lime softening; Peele-Dixie uses nanofiltration; and the new Prospect Lake Clean Water Center, which began supplying water in September 2026, uses nanofiltration and ion exchange. Softening lowers hardness but does not take every dissolved mineral out, and the report still lists sodium at 28.2 ppm, for example. Whatever is dissolved stays behind when a droplet evaporates, especially in a hot, bright bathroom. Frameless glass showers, dark granite and stainless fixtures, common in newer Fort Lauderdale condos and remodels, simply show it more than other surfaces do. That is why two neighbors on the same city water can describe very different spotting.
Read the marks
- Light white film that wipes off: normal residue; dry the glass.
- Hard, crusty buildup on aerators and shower heads: real hardness; test your tap.
- Scale in kettles, coffee makers and the water heater: hardness concentrated by heat.
- Orange or brown marks outside: iron, usually from an irrigation well; see rust stains.
Softener vs. conditioner
| Ion-exchange softener | Salt-free conditioner | |
|---|---|---|
| Lowers hardness? | Yes | No; changes how minerals behave |
| Spots on glass | Reduced | Usually still there |
| Needs salt, drain, power | Yes | Usually no salt or drain |
| Best for | Wells, businesses, homes with confirmed hardness | Scale reduction where spots are not the concern |

Who sees the most scale
On city water, homes may see little more than spotting. Heavier scale is more common in hotels, restaurants, laundries and gyms, where water heaters and machines run all day, and on properties using wells, which skip plant softening. Living Water installs ion-exchange softening plants for homes and businesses when the test supports it. See water softeners in Fort Lauderdale and what drives softener cost.
Try this first
- Squeegee shower glass after each shower.
- Use a rinse aid in the dishwasher.
- Soak aerators and shower heads in white vinegar.
