Where the spots come from
- Indoor glass and fixtures: minerals left when water dries.
- Windows, cars and outdoor walls: often irrigation well water.
- Inside appliances: scale in water heaters and kettles builds over time with harder water.
What Seacoast's treatment means
Seacoast's Hood Road plant uses nanofiltration for most of its supply and low-pressure RO for brackish Floridan water. Seacoast does not publish a hardness figure in its 2025 report, so your tap result is the real answer. Jorge reports it in grains per gallon and mg/L.
Softener vs. conditioner
- Ion-exchange softener: removes hardness minerals. See softeners in Lake Park.
- Salt-free conditioner: changes how minerals behave but does not remove them, so spots may remain.
Compare salt-free vs. ion exchange.
Low-cost fixes first
- Squeegee shower glass after use.
- Use a rinse aid in the dishwasher.
- Point sprinklers away from windows and cars.
Scale inside appliances
Spots on glass are cosmetic, but scale inside a water heater, coffee maker or ice machine affects performance. If you are seeing heavy buildup in appliances on Seacoast water, that is unusual enough to test for, and it may point to a specific fixture, an old water heater, or a private well supplying part of the home. Businesses with ice machines and dishwashers should test even if spots at home are minor.
What TDS tells you
Total dissolved solids measures everything dissolved in the water, not just hardness. Low hardness with moderate TDS means spots come from other minerals, and a softener will not change them much. RO at the kitchen sink lowers TDS for drinking water, and drinking glasses rinsed in RO water spot less.
Cleaning existing scale. Vinegar or a cleaner made for mineral deposits removes most spots from glass and chrome; check the fixture maker's guidance first, especially for natural stone and specialty finishes. Clean aerators on faucets and shower heads periodically, since small deposits collect there and can reduce flow. Then retest after a few weeks to see whether spots return as quickly.
Irrigation spray and windows. If spots are heaviest on windows and screen enclosures facing the lawn, the source is very likely sprinkler water. Adjust heads, change watering times or treat the irrigation line. Indoor equipment will not change those spots.
Businesses. Restaurants and offices with ice machines, coffee equipment or dishwashers should test at the equipment's supply line, because scale there affects performance and service intervals, not just appearance.
Test before buying
If hardness is low, a softener will not fix the spots. Jorge tests for free and tells you honestly. Call, text or WhatsApp (305) 793-5974.
