Three sources
- Irrigation well: fan-shaped stains at sprinkler height on walls, walks and driveways.
- Private drinking well: orange rings in toilets, tubs and laundry.
- Old plumbing or water heater: occasional rusty water, often at one fixture or on hot water only.
A quick look at where the stains sit usually tells the story before any test: a fan-shaped pattern at sprinkler height points outside; rings in the toilet bowl point indoors.
Historic stucco deserves care
Miami Springs' original buildings used Pueblo Revival style, with textured stucco walls that hold stains and can be damaged by aggressive cleaning. The city's Historic Preservation Board oversees designated properties. If your home is historic or has original finishes, ask a qualified professional before using acids or high pressure, and fix the water source first so you're not cleaning the same wall every month.
Confirm before you buy
Jorge tests iron and pH at the irrigation source and at an indoor tap. If indoor WASD water shows no iron and the sprinkler water does, treatment belongs on the irrigation line, not the house. pH changes which iron treatment works, so both numbers matter.
He'll also look at how the pump and irrigation lines are laid out, because treatment equipment has to fit between the well and the zones.
Options
| Situation | Typical approach |
|---|---|
| Irrigation well stains | Iron treatment on the irrigation line, chosen from the test |
| Drinking well with iron | A well water system configured from the results |
| Rust from pipes | A plumber's evaluation; filtration won't fix corroding pipes |
Watering rules
The city's water restrictions page notes that Miami-Dade's restrictions apply to any water source, including private wells, canals and lakes. Miami-Dade's current schedule: odd-numbered addresses Wednesday and Saturday, even-numbered Thursday and Sunday, before 10 a.m. and after 4 p.m. Less watering means less iron on your walls.
Shorter run times that follow the schedule also leave less water standing against walls and fences.
Until it's fixed
- Turn sprinkler heads away from walls, fences and pool decks.
- Clean stains early; they set over time.
- Solve the water before replacing pavers or repainting.
Call, text or WhatsApp (305) 793-5974 for a free iron test.
If you're planning to repaint, re-stucco or resurface a pool deck, fix the water first so the new finish starts clean.
