Step one: do you need one?
WASD's 2024 Water Quality Report says the Alexander Orr, Jr. plant, which generally serves Miami homes south of SW 8 Street, uses lime treatment to reduce hardness, and the John E. Preston plant serving the north side uses enhanced softening. The cheapest softener is the one you do not buy, so Jorge measures hardness before pricing anything. Homes on private wells and many businesses are a different story.
What sets the size, and the price
- Hardness at your tap. Harder water needs more resin capacity or more frequent regeneration.
- Water use. A couple in a townhome and a family of six in a Coral Way house need different capacity. A restaurant or laundry is sized on daily volume.
- Other conditions. Iron or odor on a well may call for extra stages ahead of the softener.
- Valve and controls. Metered, demand-based regeneration uses less salt and water than a simple timer.
Install factors in Miami homes
A softener needs a connection on the main line, a drain for the regeneration rinse, an electrical outlet and room for the brine tank. In Miami that ranges from easy to involved:
- Many newer houses have a pre-plumbed loop near the garage or utility area.
- Older houses may need new piping to reach a good location and a drain.
- Outdoor installs need protection from sun and weather.
- Commercial sites may need larger tanks and more planning around operating hours.
Ownership costs to ask about
- How much salt the unit will use on your measured hardness.
- Whether potassium can be used instead of sodium salt.
- How long the resin typically lasts and what affects it, such as chlorine or iron.
- What service visits include.
- What the warranty covers on the tank, resin and valve.
