What the Town's plan says about wells
- The Town will accommodate buildout without central water, through continued reliance on private wells and rural densities.
- It is the Town's general policy not to finance or extend public potable water systems except to serve its government facilities.
- It will coordinate with Broward County on monitoring the impact of residential septic tanks on the Town's potable wells, and consider education for homeowners on wells and septic.
- A limited number of properties are or will be served by the City of Sunrise; the plan also lists Cooper City Utilities facilities.
Wells and septic on the same lot
Most Ranches properties have both a well and a septic system, plus, on many, horses or other animals. Florida DOH notes that bacteria and nitrate can reach groundwater and wells through poorly maintained septic systems, livestock areas and fertilizer, or through poorly built wells. Keep the wellhead sealed, keep manure and fertilizer storage away from it, and maintain the septic system on schedule.
Testing
- Yearly: bacteria and nitrate by a certified lab.
- Every three years: lead, for most homeowners.
- After events: flooding, hurricanes, well repairs or a sudden change in taste, smell or clarity.
- Before buying: Florida does not require well sampling when a private home is sold.
Jorge's free in-home test adds the treatment picture: iron, hardness, pH, dissolved solids and sulfur.
Permits
In Broward County, wells 12 inches in diameter or smaller, including irrigation wells, need a permit from DOH-Broward for construction, repair, modification or abandonment, done by a licensed water well driller. DOH-Broward also notes that wells serving a single-family home do not need a separate water use permit from the water management district.
How a well system is built
Living Water configures well treatment with Puronics equipment, stage by stage: iron and sulfur treatment, softening for hardness, and a drinking water stage at the kitchen. If a lab finds bacteria or a specific contaminant, the equipment must be certified for that issue under the relevant NSF/ANSI standard, and the well should be retested after treatment. See the well water system and UV vs. RO for well water.
