Read the stain pattern
- Fan-shaped streaks on walls, fences, pavers: irrigation well water hitting surfaces.
- Rings in toilets, tubs, laundry: a drinking-water well, or rusting plumbing.
- Brown water after nearby main work or hydrant flushing: sediment stirred up in county pipes, usually temporary; run cold water until it clears and contact WASD if it does not.
- Rusty water only after it sits, clearing in a minute: often old galvanized pipe inside the house.
Old pipes in an old neighborhood
The county's history of Westchester places most of its subdivisions in the late 1950s and 1960s. Homes from that era were commonly plumbed with galvanized steel, which corrodes from the inside over decades. If rust shows up indoors on WASD water, a licensed plumber should look at the pipes; a filter is not the fix for corroding plumbing.
Why sprinklers stain
Well water has not been through WASD's plant, so whatever iron is in the ground comes out the sprinkler heads. On concrete or stucco it oxidizes, and each watering adds a layer. Miami-Dade's year-round watering rules apply to wells too: odd-numbered addresses on Wednesday and Saturday, even-numbered on Thursday and Sunday, before 10 a.m. or after 4 p.m. Watering only on your days also limits how often stains are refreshed.
Treatment options
| Source | Typical approach |
|---|---|
| Irrigation well | Iron treatment on the well line, sized to the pump; aim heads away from walls |
| Drinking well | A well system configured from the test, often oxidation plus filtration |
| Galvanized pipes | A plumber, not a filter |
Existing stains need a rust remover suited to the surface; follow its directions and test a small area first.
Pool decks and screen enclosures
Pools are common behind Westchester's single-family homes, and the deck and screen enclosure take the brunt of iron-rich spray. If you top off the pool from a well hose, iron can also tint the water and stain the finish. Topping off from the county tap avoids adding well iron to the pool, and a pool professional can advise on removing existing staining from the finish.
Will a whole-home filter stop sprinkler stains? No. A house filter treats indoor water; sprinkler stains come from the separate irrigation line.
Measure the iron
Iron equipment chosen without a test can clog quickly. Jorge measures iron, pH and hardness, and checks for sulfur, at the spigot or wellhead. See well water treatment in Westchester. Call, text or WhatsApp (305) 793-5974.
