Why Town water is usually low in hardness
The Town's System V plant pumps water from the Floridan Aquifer and pushes it through reverse osmosis membranes that remove high concentrations of salts and other dissolved minerals. The 2025 report notes that System III, the Town's lime-softening plant on the Biscayne Aquifer, was inactive that year. Either way, Town water is treated to reduce hardness at the plant.
That is why the first step is a hardness test, not a sales pitch. If your tap shows little hardness, a softener adds cost and salt without much benefit.
Other Davie utilities treat differently
If your bill comes from Sunrise, Cooper City, Hollywood, Broward County, Ferncrest Utilities or covers Fort Lauderdale water through the Town's bulk agreement, your hardness depends on that utility's process. Each publishes an annual Water Quality Report. Jorge measures the hardness at your tap so the answer fits your address, not a neighbor's.
Where softeners earn their place in Davie
- Private wells in western acreage areas, where groundwater skips utility softening. A softener is usually one part of a well treatment system, alongside iron or sulfur treatment if the test calls for it.
- Horse and hobby farms where wash racks, hoses and water heaters scale up quickly on untreated well water.
- Businesses: restaurants, gyms, laundries, car washes, schools and offices near the University Drive and Nova Drive corridors. Living Water installs ion-exchange softening plants for these settings to protect water heaters, dishwashers, ice machines and washers.
How ion exchange works
Resin beads trade calcium and magnesium for sodium or potassium. When the resin is loaded, the softener regenerates with brine from its salt tank and rinses to a drain. It needs floor space, a drain and power, and someone keeps the salt tank filled. Jorge explains those ownership details before you decide; see salt-free conditioner vs. ion-exchange softener.
Softener or filter?
A softener does not remove chloramine, and a chloramine filter does not soften. On Town water in Davie, chloramine is usually the bigger complaint; on a well, hardness and iron often are. Read softener vs. filter in Davie for how to decide.
