Why spots happen on softened water
Softening reduces hardness minerals but does not remove them all, and every drop that dries leaves its dissolved content behind. Glass shower doors, black fixtures and dark car paint show even small amounts. Heat concentrates minerals, so kettles and coffee makers still build some scale over time.
The City's report does not list a hardness figure, so a reading at your own tap is the only way to know where your home stands.
The 2025 report lists total dissolved solids at 79 ppm, well under the 500 ppm secondary standard, which is consistent with water that has been softened at the plant.
Things that look like hard water but are not
- Salt spray on windows and balcony glass near the beach
- Orange-tinted spots near sprinklers from irrigation well iron; see rust and orange stains
- Cloudy dishwasher glass from detergent etching
- Pink or black rings, which are biological
A quick check: a drop of white vinegar dissolves mineral scale; salt residue rinses off with plain water; iron leaves an orange shadow.
What the City says about hardness
The report's hard-versus-soft section says hardness minerals are not harmful, that hard water can cause scale in pipes, appliances and fixtures, that soft water lathers more easily and helps extend appliance life, and that hardness is a quality issue, not a safety concern. Living Water takes the same view.
That framing matters when someone tries to sell you a softener on fear: hardness is about cleaning, comfort and appliance life, and the decision should follow a measurement.
Softener or conditioner
| Ion-exchange softener | Salt-free conditioner | |
|---|---|---|
| How | Removes calcium and magnesium | Aims to change how minerals behave |
| Spots | Greatly reduced | Can still form |
| Upkeep | Salt; regeneration; drain | Media replacement |
See salt-free vs. ion exchange. Living Water installs ion-exchange softeners.
Condo owners rarely have the space or plumbing for either at the unit level; this table mostly applies to houses and businesses.
Easy habits
- Squeegee shower glass
- Dry fixtures with a microfiber cloth
- Use dishwasher rinse aid
- Descale kettles and coffee makers periodically
Businesses with ice machines, dishwashers or espresso machines should follow the equipment maker's water guidance; that is where a softener most often earns its place here.
