Side by side
| Softener | Filter | |
|---|---|---|
| Targets | Calcium and magnesium | Chlorine, chloramines, taste, odor |
| Helps with | Scale and spots | Chemical smell and taste |
| Salt | Yes (ion exchange) | No |
| Fits a condo? | Rarely at unit level | Under-sink RO usually does |
The two are often confused because both are called water treatment and both can sit near the main line. They solve different problems, and buying one for the other's job is a common mistake.
In Hallandale Beach the softener column often turns out not to apply, because the City has done much of that work at the plant.
What the City's water suggests
The City blends lime-softened water with nanofiltered water, and its 2025 report lists total dissolved solids at 79 ppm, chloride at 21.1 ppm and chloramines averaging 2.646 ppm. In plain terms: the minerals are modest and the disinfectant is what most people notice. That points to filtration first.
That does not mean hardness is zero. Your building's plumbing, your water heater and your habits all affect what you see, so a reading at your tap is still the deciding step.
Symptoms and answers
- Pool smell in the shower: whole-home filter
- Chemical taste in coffee: filter or under-sink RO
- White crust on fixtures that returns fast: hardness test, maybe a softener
- Rusty water after City flushing: neither; wait for it to clear
- Orange stains near sprinklers: neither; see rust and orange stains
If two or more of these apply, testing both numbers at one visit saves time.
Condos and houses
In a high-rise unit, neither a whole-home filter nor a softener is usually practical at the unit level, and under-sink RO answers most drinking-water complaints. In a single-family house, a whole-home filter is common, and a softener is added only when testing supports it.
Townhomes vary: some can take a whole-home filter at their own main line, some cannot.
Businesses
A hotel, restaurant or laundry may need softening to protect equipment and filtration for guest-facing taste. Living Water sizes ion-exchange softening plants and filtration together after testing. General guide: softener vs. filter: which do you need.
For guest-facing water at hotels and restaurants, taste matters as much as equipment protection, so filtration often comes first.
Test both numbers
Jorge measures hardness and chloramines at one visit and gives a plain recommendation, which may be one, both or neither. Call, text or WhatsApp (305) 793-5974.
He will also check whether spots on balcony glass are salt spray, which neither system addresses.
Bring any past quotes; Jorge can explain what each proposed system would and would not change.
