Indoor spots vs. outdoor salt
| Where | Likely cause |
|---|---|
| Shower doors, faucets, dishwasher glasses | Hardness minerals in tap water |
| Balcony glass, railings, outdoor windows | Sea spray and salt air |
| Sprinkler-range walls, orange color | Iron from irrigation water, see iron stains |
| Film that wipes off with soap | Soap scum or cleaning residue |
How hard is Miami Beach water?
The Miami-Dade Water and Sewer Department (WASD) draws from the limestone Biscayne Aquifer. For water headed to Miami Beach, primarily the Hialeah and John E. Preston plants, WASD uses lime treatment and, at Preston, enhanced softening, which reduce hardness. The City of Miami Beach then distributes the water. Reduced is not zero, and how noticeable it is depends on your fixtures and habits. Test rather than guess.
Where scale costs you
- Water heaters, especially in buildings with high hot-water use
- Showerheads and aerators that clog and lose pressure
- Coffee machines, kettles and ice makers
- Commercial dishwashers and laundry in hotels and restaurants
Softener or conditioner
An ion-exchange softener removes hardness minerals and cuts spots substantially. A salt-free conditioner does not remove minerals; it aims to change how scale forms, and spots can still appear as water dries. Living Water installs ion-exchange softeners for homes and businesses. In condos, unit-level softening depends on plumbing, space, drain access and association rules. Compare in salt-free conditioner vs. ion-exchange softener.
Buildings and hot water
In condo and hotel buildings, hot water may come from large central heaters or from a heater in each unit. Central systems are the building's responsibility, but a heater inside your unit collects scale over time just like one in a house, and so do tankless heaters. If your unit's heater or fixtures need frequent descaling, mention it during the test: it is useful evidence for sizing a softener or deciding that one is not needed. For businesses, the same applies to boilers, dishwashers and ice machines, and Living Water installs commercial softening plants for hotels, restaurants and laundries.
Habits that help right away
- Squeegee shower glass after each use
- Descale showerheads and aerators with white vinegar
- Use rinse aid in the dishwasher
- Rinse balcony glass with fresh water to remove salt
