Start with the hardness reading
The City of Miami Beach buys its water from the Miami-Dade Water and Sewer Department (WASD), mainly from the Hialeah plant, which uses lime treatment, and the John E. Preston plant, which uses enhanced softening. Some hardness is already removed before the water crosses to the island. Your tap reading, together with daily use, sets softener capacity, and capacity drives equipment cost.
Cost drivers
| Driver | Effect |
|---|---|
| Household or business size | More flow and volume need a larger tank and valve. |
| Commercial use | Hotels, restaurants, laundries and gyms often need commercial softening plants, sized to equipment and hours. |
| Placement | Garage or utility room near the main is simpler; long runs add labor. |
| Flood-prone garages | Raising the unit or controls off the floor can add materials. |
| Drain access | Regeneration water needs a proper drain. |
| Building approval | For units in condo buildings, association rules apply. |
Ownership costs to plan for
- Salt or potassium
- Water used during regeneration, visible in the city's EyeOnWater app
- Periodic service of the valve and resin
Ask how often your unit will regenerate based on your measured hardness and use.
Homes vs. hospitality
Miami Beach has a large hospitality sector, and commercial softening is a different project from a home unit. A hotel or restaurant quote should account for peak flow, hot-water equipment such as boilers, dishwashers and ice machines, laundry volume and the hours the business runs, since regeneration is usually scheduled for low-use periods. A home quote is simpler: people, bathrooms, hardness and where the unit can sit. Living Water installs ion-exchange softening plants for both, and Jorge sizes from the tap reading and your real use rather than a standard size.
A good quote lists
- The hardness number used for sizing
- Model, capacity and valve type
- Install, bypass and drain work
- Startup and programming
- Warranty terms
See water softener cost in Florida and how to compare quotes.
When to skip it
If spots wipe off easily and fixtures stay clear, a softener may not be worth it. Some Beach households mainly dislike chloramine smell, which a filter addresses instead. See softener vs. filter.
