Why spots appear even on treated water
All tap water carries some dissolved minerals. Miramar's 2024 report, for example, lists sodium at 28.8 parts per million, and treated water still contains small amounts of other minerals. When droplets dry on glass, those minerals stay behind. Light spotting is normal; crusty buildup on faucets and showerheads is a sign worth testing.
Where heavy scale comes from in Miramar
- Private wells, which skip plant treatment. Some Country Club Ranches homes have relied on them.
- Irrigation water hitting windows, cars and screen enclosures.
- Water heaters, where heat makes minerals drop out.
- Pool and fountain evaporation, which concentrates minerals over time.
Softener or conditioner
| Ion-exchange softener | Salt-free conditioner | |
|---|---|---|
| Removes hardness | Yes | No; changes how minerals behave |
| Spots on glass | Greatly reduced | May still appear when water evaporates |
| Needs | Salt, drain, power | Less upkeep |

Simple habits that help
- Squeegee shower glass after use.
- Use a rinse aid in the dishwasher.
- Aim sprinklers away from windows and doors.
- Clean aerators and showerheads periodically.
Miramar's plants and minerals
Until 2019, Miramar's East plant used lime softening; it now uses nanofiltration. The West plant uses nanofiltration and reverse osmosis. Membranes remove much of the calcium and magnesium that cause scale, which is why many Miramar homes on city water see only light spotting. If you see more than that, a test will tell you whether the source is the water entering the home or something else, like sprinklers or a water heater. Showerheads and faucet aerators that have not been cleaned in years can also hold old buildup that flakes off.
Protecting appliances
Scale matters most inside water heaters, dishwashers, ice makers and coffee machines. If your test shows hardness, protecting these is often a bigger reason to soften than spots on glass. Restaurants and laundries in Miramar face this at a larger scale, and Living Water installs ion-exchange softening plants for businesses. Sizing for a business starts with a test and a look at daily water use and the equipment on each line.
