Step one: measure
A quote for a softener should start with a hardness number measured at your tap, not an assumption from a zip code. NMB Water does not publish one hardness figure for every street, and blending of three treatment processes can vary. If your number is low, the most economical answer is no softener and a good cleaning routine. See hard water spots in North Miami Beach.
Sizing factors
- Measured hardness and iron, which uses up softening capacity.
- Household size and daily water use.
- Peak flow when several fixtures run at once.
- For businesses: daily volume and the equipment being protected, such as water heaters, commercial dishwashers, ice machines, steamers or laundry.
Installation factors
| Setting | What affects the job |
|---|---|
| House | Main line access, a drain for regeneration, power, space for the brine tank, outdoor protection |
| Condo unit | Rarely practical: no main line access and little space |
| Restaurant, salon, laundry, gym | Water volume, layout, scheduling around business hours |
| Combined with a filter | Order of equipment and extra plumbing |
Running costs to ask about
- Salt type, sodium or potassium, and how much the system typically uses at your hardness.
- Water used during regeneration.
- Resin life and service intervals.
- Warranty on the tank, resin and control valve.

Where a softener pays its way
For homes, the value is in less scale on fixtures, glass and the water heater, and in less soap and cleaning product needed to get the same result. Whether that is worth it depends entirely on how hard your water actually is. For a business, scale shows up as service calls, descaling and energy lost heating through mineral layers. Sizing a commercial softener from actual water bills and measured hardness keeps the equipment from being too small, which shortens resin life, or too large, which wastes money up front.
Financing and booking
One more thing to compare between quotes: some include a pre-filter for chloramine to protect the resin, and some do not. On NMB Water, ask whether the softener is designed to handle the disinfectant, and what that means for resin life. Living Water offers financing through its financing partners; you apply with a credit application, and a co-applicant can apply with you.
