Why test in a tower when the utility already does
NMB Water collected more than 2,580 samples and ran more than 66,000 tests in 2025, according to its Water Quality Report. That tells you what the utility delivered across its system. Your tap adds the last stretch: the building's pumps and piping, your unit's lines, the water heater and any filter you already have. Two units in the same tower can test differently, especially if one has been empty for a season.
What the screening measures
- Total chlorine / chloramine, NMB's distribution disinfectant.
- Hardness, which is often moderate after plant softening.
- TDS, a quick overall mineral reading.
- pH.
- Iron, if you see discoloration.
If you already have a filter, Jorge can test before and after it to see whether it is still working.
Reading NMB Water's report
NMB publishes its annual report in English, Spanish and Haitian Creole on its Water Quality Reports page. Each line shows the year tested, the range, the limit and whether there was a violation. Check the year tested, since some parameters are not sampled every year, and look at ranges rather than single numbers, because NMB blends water from two aquifers and three treatment processes. Questions go to the Water Quality Manager at 305-948-2960.
When to use a certified lab
| Question | Why a lab |
|---|---|
| Lead at my tap | NMB found no lead service lines, but building and unit plumbing vary |
| PFAS | Specialized methods only |
| Bacteria or nitrates in a well | Florida DOH recommends yearly testing |
See home screening vs. lab analysis.
Before the visit
- If the unit was closed up, tell Jorge, and avoid running taps for long just before the test so the result reflects normal use.
- Note whether the issue is hot, cold, kitchen or bathroom.
- Have your filter's model number and last change date if you have one.
- Check whether your building's management needs advance notice of visitors.
It also helps to know what you want out of the visit. If the main question is taste, Jorge focuses on chloramine and dissolved solids at the kitchen tap. If it is the shower, he tests a bathroom too. If you are thinking about a system, he can explain what each reading means for the options.
After the test
If nothing needs treating, Jorge says so. If something fits, you get an explanation and an itemized quote, and you decide in your own time. See what happens during a home water assessment. Book by call, text or WhatsApp at (305) 793-5974.
