Indoor spots versus outdoor spots
| Where | Usual cause | What helps |
|---|---|---|
| Shower glass, faucets | Minerals left as tap water dries | Squeegee, ventilation, vinegar soaks |
| Dishwasher glassware | Minerals and detergent residue | Rinse aid, correct detergent dose |
| Balcony doors and windows | Rain, salt spray, irrigation overspray | Window cleaning; tap water treatment will not change it |
| Water heater, ice maker, coffee machine | Scale you cannot see | Descaling; a softener if hardness is high |
Why softened water still spots
NMB Water's 2025 report describes lime softening, nanofiltration and reverse osmosis, with the streams blended before distribution. That lowers hardness but does not remove every dissolved mineral. Any water that dries on glass leaves a trace, and a steamy bathroom keeps glass wet longer. NMB does not publish a hardness number for each building, so a tap test is the reliable figure.
Black specks are a different issue
If you find black bits in an aerator rather than white crust, NMB Water's guidance points elsewhere: chloramine can break down some rubber fixture parts faster than normal, and carbon filters can shed fine black particles. Replace worn washers with chloramine-resistant parts and change filter cartridges on schedule.
Softener or conditioner
In a condo unit, neither is usually practical because both need the main line. In a house or for a business, an ion-exchange softener removes hardness minerals and greatly reduces spotting, while a salt-free conditioner leaves minerals in the water, so spots can still form. Compare in salt-free vs. ion-exchange.
A routine for condo bathrooms
- Squeegee the glass after every shower.
- Run the exhaust fan during and after showers.
- Soak aerators and showerheads in white vinegar every few months.
- Use a glass-safe protective treatment if your installer recommends one.
- Use rinse aid in the dishwasher.
- Have the water heater flushed on a schedule; NMB's report recommends flushing the heater and household plumbing at least twice a year when discoloration is a concern.
Scale that costs money
Spots on glass are cosmetic. Scale inside a water heater, a dishwasher, an ice maker or an espresso machine is a maintenance cost, because mineral layers slow heating and wear parts. In a house, a measured hardness number may justify softening for that reason alone. In a condo, the practical protection is descaling small appliances on the manufacturer's schedule and having the unit's water heater flushed periodically. For restaurants and hotels on the island, where equipment runs all day, the case for softening is stronger and should be sized from water bills and a test.
