What the plant already does
NMB Water's 2025 report lists three treatment processes: lime softening and nanofiltration for Biscayne Aquifer water, and reverse osmosis for brackish Floridan Aquifer water, blended before distribution. Nanofiltration and reverse osmosis are membrane processes that strip out a large share of dissolved minerals. The result is water that is usually only moderately hard at the tap. NMB does not publish a hardness figure for each address, so a tap test is how you know.
Where softening makes sense along the beach
| Property | Why softening may pay |
|---|---|
| Hotel or resort | Laundry, water heaters, kitchens and many fixtures running constantly |
| Restaurant or cafe | Dishwashers, ice machines, espresso and steam equipment |
| Spa or gym | Showers, steam and hot water all day |
| Single-family home with measured hardness | Water heater and fixture scale |
| Any property on a well | No plant softening at all |
Living Water installs ion-exchange softening plants for homes and businesses including hotels, restaurants, offices and gyms.
Why condos rarely have one
An ion-exchange softener sits on the main line, needs a drain for regeneration, an outlet, and room for a brine tank. A condo unit has none of those in a convenient place, and the main line belongs to the building. If spots on glass bother you in a unit, the practical answers are a cleaning routine and point-of-use options. See water spots in Sunny Isles Beach.
How ion exchange works
Resin beads trade calcium and magnesium for sodium or potassium. When they are full, the system rinses them with brine and flushes that rinse to a drain. A filter ahead of the softener is common on chloraminated water, both to reduce the disinfectant and to protect the resin. Compare with salt-free options in salt-free vs. ion-exchange.
A softener does not fix the taste
The most frequent complaint on NMB Water is the chlorine-like taste and smell of chloramine, and softening does nothing for it. If taste is your issue, read softener vs. filter in Sunny Isles Beach first.
What Jorge checks
Hardness, iron, chloramine and pH at your tap, plus daily water use and the equipment you want to protect. If the numbers say no softener, he says so, and for a business he can look at whether filtration alone protects the equipment you care about. Call, text or WhatsApp (305) 793-5974.
