Side by side
| Water softener | Water filter | |
|---|---|---|
| Removes | Calcium and magnesium | Chloramine, chlorine, taste and odor (carbon); more with RO |
| Fixes | Scale, spots, poor lather | Pool smell, chemical taste |
| Needs | Salt, drain, power | Media or cartridge changes |
| Fits a condo unit? | Rarely | Yes, at the sink |
Why Surfside usually starts with filtration
WASD reports lime and enhanced softening at the Hialeah and Preston plants, which it says generally serve areas north of SW 8 Street, and chloramine at 2.5 ppm in its main system in 2025. Hardness is reduced before the water reaches the Town's 24-inch main; chloramine travels all the way to your faucet. Read softener vs. filter: which do you need.
That is also why so many softener quotes in coastal towns turn into filter quotes after a test: the hardness reading is modest, while the chloramine is right there in every glass.
A five-question decision
- Does the water smell or taste like a pool? Start with a chloramine filter.
- Does white crust come back within days? Test hardness.
- Both? Softener plus chloramine filtration, or whole-home filtration plus kitchen RO.
- Condo unit? Treat drinking water at the sink and use a chloramine-rated shower filter.
- Restaurant or hotel? Size softening to protect equipment, filter where taste matters.
If you answered yes to only the first question, a filter alone is the likely fit and a softener would be money spent on the wrong problem.
Yellow water is neither
If your concern is yellow or brown water after work on a main, neither a softener nor a carbon filter is the answer. The Town's Public Works guide says mineral deposits stirred up by main disturbances usually clear after flushing faucets. See orange and rust stains.
Maintenance compared
Softeners need salt and periodic service. Carbon filters need media or cartridges replaced on schedule. RO needs pre-filters, a membrane and an alkaline cartridge at set intervals. Ask for each schedule before you choose, and compare them with how often you are actually in Surfside if this is a seasonal home.
Whichever you choose, put the schedule on your calendar. Most disappointment with water equipment comes from overdue maintenance, not the wrong product.
What about a building's central system?
Some condo buildings have central water heaters, laundry rooms or pool equipment where scale matters. Protecting that equipment is a board decision, and the same softener-vs-filter logic applies at building scale: test, identify the actual problem, size to the building's use.
