Why softened water still spots
Plant softening lowers hardness to a level suitable for a large distribution system; it does not take it to zero. Wherever a film of water dries, the remaining minerals are left behind. Heat concentrates them, so kettles, coffee makers, dishwashers and water heaters scale first. Shower glass in a sunny bathroom spots faster because water evaporates quickly.
WASD's report does not list a hardness figure for individual neighborhoods, so a reading at your own tap is the only way to know where your home stands.
Is it hardness at all?
- Orange-tinted spots on windows near sprinklers: likely irrigation well iron; see orange stains in Tamiami.
- Cloudy glasses from the dishwasher: may be detergent etching.
- Pink or black rings: biological, not minerals.
- Chalky white crust on aerators: hardness.
A quick check: wipe a spot with white vinegar. If it dissolves, it is most likely mineral scale. If it leaves an orange shadow, iron is involved.
Softener versus conditioner
| Ion-exchange softener | Salt-free conditioner | |
|---|---|---|
| How it works | Removes calcium and magnesium | Aims to change how minerals behave |
| Spots on glass | Greatly reduced | Minerals remain, so spots can still form |
| Upkeep | Salt or potassium; regeneration | Media replacement per manufacturer |

Scale you cannot see
Inside appliances, scale reduces efficiency and shortens service life. Watch for a water heater that crackles or delivers less hot water, ice makers that clog, and coffee makers that need descaling often. Many tankless heater manuals give hardness guidance; check yours.
Appliances with heating elements, like coffee makers, are a good early warning: if they need descaling often, scale is building elsewhere too.
Habits that help
- Squeegee shower glass after use
- Soak aerators and shower heads in white vinegar from time to time, following the finish maker's guidance
- Use dishwasher rinse aid
- Flush the water heater on the manufacturer's schedule
If you keep a kettle, descale it monthly with vinegar or a descaler made for it; the crust you remove shows you how quickly your water builds scale.
