Driver one: is it needed?
The 2025 Water Quality Report describes lime softening at Fort Lauderdale's Fiveash plant, and the new Prospect Lake plant, supplying water since September 2026, uses nanofiltration and ion exchange. A tap test after the transition is the honest starting point. If hardness is low, Jorge will tell you to skip the softener.
Driver two: who is using the water
| Property | What sets the size |
|---|---|
| House | Hardness, household size, bathrooms |
| Restaurant or bar | Dishwashers, ice machines, daily gallons |
| Salon, gym or laundry | Hot water volume and equipment |
| Private well | Raw hardness and iron, often higher |
For a business, downtime matters as much as equipment. A single-tank softener pauses while it regenerates, which is usually scheduled overnight; a restaurant or laundry that runs late may need a twin-tank design so softened water is always available. That choice changes the equipment and the installation, and it should be explained on the quote.
Driver three: equipment
- Resin capacity and tank size.
- Control valve type and how it decides when to regenerate.
- Single or twin tank, for businesses that cannot pause.
- Pre-treatment if the water also has iron or sediment.
Driver four: installation and upkeep
Installation depends on drain access, a bypass valve, an outlet if the valve needs power, and where the brine tank can sit. Upkeep means salt, periodic service and eventual resin replacement. Ask how often the unit regenerates at your hardness; that drives salt use. See water softener cost in Florida.
Questions that keep the quote honest
- What hardness number was measured, and where?
- How was the capacity calculated from that number?
- How often will it regenerate, and how much salt does that use?
- What does a service visit include?
- Is the warranty in writing, and what does it cover?
A softener sold without a measured hardness number is a guess. In Wilton Manors, where the city water is already softened, that guess is easy to get wrong.
Businesses vs. homes
For a house, Jorge often recommends no softener at all. For a restaurant or salon, the cost conversation is about protecting equipment that is expensive to repair. Ask whether the system can be expanded later if your business grows, so you are not replacing it in a few years.
