Your water is softened before it arrives
NMB Water's 2025 Water Quality Report explains that Biscayne Aquifer water is treated by lime softening and/or nanofiltration, while brackish Floridan Aquifer water is treated by reverse osmosis, a membrane process that removes high concentrations of salt and other dissolved substances. The streams are blended before distribution. The utility also plans to phase out lime softening, which could change the blend over time. Either way, Aventura water starts out softer than untreated groundwater.
When a softener makes sense
- Your test shows hardness high enough to leave scale on fixtures and in the water heater.
- You run a business: restaurants and cafes near Aventura Mall and along Biscayne Boulevard, salons, gyms and laundries run water through heaters and machines all day.
- A building wants to protect central equipment such as boilers or water heaters. That is a commercial-scale decision for the association.
- You see crust and spots that keep coming back; see hard water spots in Aventura.
How ion exchange works
Living Water's softening plants use ion exchange. Water flows through resin beads that capture calcium and magnesium and release sodium or potassium in their place. When the resin is full, it regenerates automatically with a salt brine. It addresses hardness, not taste or odor, so it does nothing for chloramine smell.
Signs hardness may be affecting you
- White crust on showerheads and faucet aerators within weeks of cleaning.
- Cloudy film on glasses after the dishwasher, even with rinse aid.
- A water heater that rumbles or pops as it heats.
- Soap that is hard to lather or rinse away.
These signs point toward a hardness test, not straight to a purchase. Sometimes they turn out to be a dishwasher setting or an aging heater instead.
Condo realities
A softener needs to sit on the line feeding the whole home, plus a drain for regeneration and usually power. In a condo unit that is rarely possible. If hardness bothers you in a condo, the practical moves are an under-sink RO for drinking water, a good cleaning routine for glass, and a conversation with management if scale is affecting building equipment.
Softener, filter or both?
| Test result | Likely fit |
|---|---|
| Chloramine taste and smell, low hardness | Whole-home filtration (houses) or RO (condos) |
| Noticeable hardness, little taste complaint | Softener |
| Both | Filtration plus softener |
