Who supplies Aventura's water
NMB Water's 2025 Water Quality Report puts it plainly: if you live in Aventura, Sunny Isles Beach, Miami Gardens or Golden Beach, chances are you get your water from NMB Water. The utility says it serves roughly 180,000 people across those communities, North Miami Beach and parts of unincorporated Miami-Dade.
The City of Aventura's resource directory lists two water and sewer providers: Miami-Dade County Water and Sewer and North Miami Beach Water and Sewer. Service can vary by property, so the name on your water bill, or your building's management office, is the reliable answer. Condo owners usually do not get an individual water bill; the association does.
How NMB Water treats it
NMB Water draws groundwater from two sources through production wells ranging from about 60 to 1,250 feet deep:
- Biscayne Aquifer water, from porous limestone roughly 10 to 200 feet down, is treated by lime softening and/or nanofiltration.
- Floridan Aquifer water, brackish and around 1,250 feet down, is treated by reverse osmosis.
The streams are blended and disinfected at the Norwood plant, 19150 NW 8 Avenue in Miami Gardens, then piped east to Aventura and the beach communities. NMB says it plans to retire lime softening and is investing in a new 5-million-gallon storage tank and high service pump station at the plant.
Fluoride and PFAS: NMB Water stopped adding fluoride on June 9, 2025, and Miami-Dade WASD on May 29, 2025, ahead of a Florida law effective July 1, 2025. Trace natural fluoride remains. NMB's 2025 report also publishes PFAS monitoring results and says its reverse osmosis and nanofiltration processes reduce PFAS. Details: fluoride and PFAS.
Chloramine in a city of towers
NMB's 2025 report lists chloramine as the disinfectant residual monitored in its distribution system. Miami-Dade WASD uses chloramine too. Chloramine stays active through long pipe runs, which is useful in a city where water travels from the street into a building's tanks and pumps and then up dozens of floors. It is also the source of the pool-like taste and smell many residents notice.
About once a year NMB switches its Norwood plant to free chlorine and flushes hydrants for roughly two weeks, as WASD does with its own system. Expect a stronger chlorine smell then. See chlorine and chloramine filters in Aventura.
Why water can differ from tower to tower
Two Aventura condos served by the same utility can still taste different at the tap. Between the street main and your kitchen, water in a high-rise usually passes through the building's own storage, booster pumps and many floors of piping, and it may sit for a while when occupancy is low, as in summer when seasonal residents are away. Water heaters, old fixtures and long runs to an upper-floor unit all play a part. None of that is a judgment on the utility's water; it is simply why Jorge tests at your faucet instead of assuming from a zip code. If your unit has been empty for weeks, run the cold tap for a few minutes before tasting or testing.
What fits an Aventura home
| Home | Usually fits | Why |
|---|---|---|
| High-rise condo unit | Under-sink alkaline reverse osmosis | You do not control the building's main line; RO lives in your kitchen cabinet. |
| Townhome or single-family house | Whole-home city water system, often plus RO | Treats every shower and tap for chloramine taste and odor. |
| Condo association or building | Discussion with management about building-level treatment | Central equipment is the association's decision. |
| Restaurant, gym, salon or office | Softener and/or filtration | Protects water heaters, ice machines and equipment from scale. |
