Two different jobs
| Filter (catalytic carbon or RO) | Ion-exchange softener | |
|---|---|---|
| Targets | Chlorine and chloramine taste and odor; RO also reduces dissolved solids | Calcium and magnesium |
| You notice | Less pool smell, better-tasting water | Fewer spots and less scale |
| Fits a condo? | Yes, under the sink | Rarely; needs the main line, a drain and power |
| Upkeep | Filter and media changes | Salt and service |
Why filters usually come first here
NMB Water's 2025 report explains that the utility treats shallow aquifer water with lime softening or nanofiltration and deep, brackish water with reverse osmosis before blending and disinfecting it. That means the water reaching Aventura has already had hardness reduced. What it carries all the way to your tap is a chloramine residual, which the report lists as the disinfectant monitored across the system. So the most common Aventura complaint is taste and smell, a filter problem.
When a softener might still be part of it
- Your test shows hardness high enough to leave scale on fixtures and inside the water heater.
- You own a house or townhome and want to protect a tank heater and appliances.
- You operate a restaurant, cafe, salon, gym or laundry where scale damages equipment.
- Your building's engineers find scale in central equipment, a matter for the association.
By home type
- Condo unit: under-sink RO for drinking water; a chloramine-rated shower filter if the shower smell bothers you.
- Townhome or house: whole-home filtration for chloramine, RO for drinking water, and a softener only if hardness is measured.
- Business: softening and/or filtration sized to volume and equipment.
A practical way to decide
Write down your top complaint before the test. If it is the smell in the shower or the taste of tap water, you are looking at a filter. If it is white crust on fixtures and spots on the shower glass, you are looking at hardness, and the test tells you whether it is enough to justify a softener. If it is both, you may need both, but in Aventura that is less common than people assume. Matching the complaint to the measured number keeps you from buying the wrong thing first.
Watch out for
- A softener sold to fix a smell. It will not touch chloramine.
- A carbon filter sold to stop spots. Carbon does not remove hardness.
- Equipment the building will not permit. Check association rules before buying anything for a condo.
The general softener vs. filter comparison covers the same choice for any home.
