Why Boca water still spots
Even softened water carries dissolved minerals. The city's blend of lime-softened and membrane-softened water lands in the moderately hard range on the University of Florida IFAS scale. When a drop dries on glass, whatever was dissolved in it stays behind. Glass shower doors, black fixtures and car paint in the sun show it most.
If you irrigate with a private well, spots on windows and the car near the sprinklers are probably from that water, not the tap. Iron from wells leaves orange marks; see rust stains in Boca Raton.
Spots vs. scale
| What you see | Usually means |
|---|---|
| Light spots that wipe off with vinegar | Normal mineral residue from evaporation |
| Hard white crust on aerators and shower heads | Hardness building up over time |
| Scale in kettles and coffee makers | Hardness concentrated by heating |
| Spots only near sprinklers | Irrigation water, not the tap |
Softener or conditioner
- Ion-exchange softener: removes calcium and magnesium, so there is less left to spot or scale. It uses salt and needs a drain. Living Water installs these.
- Salt-free conditioner: designed to change how minerals behave so they scale less; it does not remove the minerals, so spots on glass can remain.
Neutral comparison: salt-free conditioner vs. ion-exchange softener.
Cheap fixes that help a lot
- Squeegee the shower glass after each use.
- Clean aerators and shower heads with vinegar every few months.
- Use a rinse aid in the dishwasher.
- For the car, wash out of the sun and dry it right away.
If these keep your spots under control, the city's moderate hardness may not justify a softener. If you are fighting real scale, it may.
Where scale costs you more
Scale matters most where water is heated or sprayed: water heaters, dishwashers, coffee makers, ice makers and shower heads. A thin layer on a heating element makes it work harder over time. If you see scale in the kettle within weeks, your tap may be harder than the city range, or you may be on a well; that is worth testing. If the kettle stays fairly clean, the spots on glass are mostly a cleaning issue.
Businesses
Restaurants, hotels and gyms run water through dishwashers, ice machines and heaters where even moderate hardness adds up. Living Water installs ion-exchange softening plants for businesses, sized to their use.
Test before you buy
Jorge measures hardness and dissolved solids at your tap and tells you whether a softener would make a visible difference. Call, text or WhatsApp (305) 793-5974 for the free in-home test.
