Match the stain to the source
| Where you see it | Likely source |
|---|---|
| Walls, sidewalks, pool deck in the sprinkler pattern | Iron in irrigation well water |
| Toilet tanks and sinks on a well | Well iron or iron bacteria |
| Brown hot water | Water heater sediment or corrosion |
| Brief discoloration after hydrant flushing | Stirred-up sediment in the mains |
Hydrant flushing and brief discoloration
During chlorine maintenance, Boynton Beach increases hydrant flushing in set areas to keep the distribution system clean. Flushing can loosen sediment in the mains. If tap water looks tinted right after flushing on your street, run the cold tap until it clears before doing laundry. If discoloration keeps returning, call the city's water quality line at 561-742-6964 and test at the tap.
How iron makes stains
Dissolved iron in well water is invisible until it meets air, then oxidizes into orange-brown deposits on whatever the sprinklers hit. The Florida Department of Health also describes iron bacteria, which form rusty, slimy deposits and can clog pumps and sprinkler heads. They are not commonly known to cause disease, but they cause stains and odors.
Buying a home with stained walls
Orange streaks on a house you are about to buy usually mean an irrigation well with iron. Ask the seller whether the sprinklers run on a well, whether any iron treatment is installed and working, and when sprinkler heads were last cleaned. Stains can be cleaned, but they return unless the water or the spray pattern changes. Building treatment into the move-in budget is easier than fighting stains after the walls are repainted.
Treatment options
- Irrigation well: iron treatment on the irrigation line only.
- Drinking well: a well water system configured from the test, often oxidation plus filtration.
- Heater or pipes: plumbing repair, not filtration.
- Reclaimed water: the city's reclaimed water from the South Central Regional facility irrigates golf courses and designated areas, not every neighborhood.
Protecting surfaces meanwhile
Re-aim sprinkler heads away from walls, windows, screens and pool decks, and water only on your allowed days and hours. Fill pools from a city hose bib rather than the well if the well carries iron. Rust stain removers made for masonry clean existing marks; test a hidden spot first, especially on pavers and coral stone.
Get it tested
Jorge tests iron, pH and hardness at your tap and at the well or sprinkler line. If the cause is the heater or plumbing, he says so. Call, text or WhatsApp (305) 793-5974. Related: rotten-egg smell, well water.
