Why softened water can still spot
The City of Dania Beach blends lime-softened and nanofiltered water. Softening reduces calcium and magnesium, but water still carries dissolved solids, and anything left on glass dries into a film. Hot water, sprinkler overspray on windows and pool water splashing on doors also leave marks. Testing separates hardness from these other causes.
Where real hardness shows up
- Private or irrigation wells: untreated Biscayne Aquifer water is hard; the city itself says it softens because of the aquifer water's hardness.
- Outdoor spots on windows and cars from sprinklers fed by a well.
- Inside a water heater or on hot fixtures, where minerals concentrate.
What Jorge tests
Hardness, total dissolved solids and pH at your tap, and at the irrigation source if spots are outside. If hardness is low, he will tell you a softener is unlikely to fix it.
Softener vs. conditioner
- Ion-exchange softener: removes hardness minerals. The most reliable way to stop hardness spotting when hardness is the cause.
- Salt-free conditioner: changes how minerals behave so they stick less, but does not remove them; spots can still appear as water dries.
Compare them in salt-free conditioner vs. ion-exchange softener and see water softeners in Dania Beach.
Cheap fixes first
- Squeegee shower glass after each use.
- Use a rinse aid in the dishwasher.
- Adjust sprinklers that hit windows.
Spots in beach-area condos
In condos and apartments near the beach, shower-door spots often come from a mix of water drying on glass and salt air on windows and balcony doors. Inside, a squeegee and good ventilation go a long way. Outside, salt spray is a cleaning issue, not a water treatment one. Jorge will say so if your test shows low hardness, rather than sell you a softener you do not need.
Hard water from a well can build scale inside a tank heater, which shows up as popping noises and slower heating. Flushing the tank is a plumbing task; if the source water is hard, treating it before the heater prevents new buildup.
