Hard water or salt air?
| Where | Likely cause |
|---|---|
| Shower glass, faucets, kettle | Minerals in tap water |
| Balcony glass and railings | Salt spray and rain |
| Car windows after washing | Water drying in the sun |
| Dishwasher film | Hardness, detergent or rinse settings |
What WASD does about hardness
WASD's 2025 report says the Orr plant, closest to the island, uses lime treatment to reduce hardness. Lime softening leaves some hardness, and drying water still leaves a residue. That is why spots appear even with treated water. A tap test tells you how much is left.
Everyday fixes
- Squeegee shower glass after each use.
- Soak aerators and shower heads in vinegar.
- Use a rinse aid in the dishwasher.
- Dry cars in the shade.
For glass shower doors, a water-repellent glass treatment can make spots easier to wipe off. None of these steps remove hardness; they only manage it.
Softener vs. conditioner
An ion-exchange softener removes hardness minerals and is what Living Water installs. Salt-free conditioners do not remove hardness; they aim to change how it behaves. Read salt-free conditioner vs. ion-exchange softener. In condo units, space and drain access usually rule out a softener.
Tankless heaters, kettles and ice machines
Scale shows up first where water is heated or evaporates. On Key Biscayne, that means:
- Tankless water heaters: many manufacturers recommend periodic descaling; frequency depends on hardness.
- Kettles and coffee makers: white flakes are the same minerals.
- Ice machines in restaurants and clubs: scale reduces output and adds service calls.
- Shower heads: clogged nozzles spray unevenly.
If any of these need attention more often than the manual suggests, a hardness test is the next step. For businesses, Living Water designs ion-exchange softening plants sized to water use. For homes, a softener goes on the main line, which in practice means houses and some townhomes rather than tower units.
Write down how quickly spots and scale return after cleaning. That simple note, plus a test, makes the softener decision easy.
Commercial kitchens and laundries
For island restaurants, cafes, clubs and hotel laundries, scale is a cost, not a cosmetic issue: it slows ice production, coats dishwasher elements and shortens heater life. Living Water designs ion-exchange softening plants for these settings, sized to daily water use and tested hardness. See water softeners on Key Biscayne.
