KEY BISCAYNE · WATER SOFTENER

Water Softeners in Key Biscayne

Many Key Biscayne homes do not need a water softener, because Miami-Dade WASD already uses lime treatment to reduce hardness before the water crosses the causeway. Softening still makes sense when a tap test shows hardness you can feel or see, and for island businesses where scale shortens the life of ice machines, dishwashers and water heaters. A hardness test decides.

What happens at the plant

WASD's 2025 Water Quality Report says water at the Alexander Orr, Jr. plant, the regional plant the Village's master plan identifies as closest to Key Biscayne, receives lime treatment to reduce hardness before it is disinfected and filtered. Lime softening lowers hardness but does not remove it all, and WASD does not set a hardness number on your bill. That is why the honest answer depends on your tap.

When a softener is worth it

  • White crust builds quickly on shower heads and faucet aerators.
  • Spots return on glass shower doors even after squeegeeing.
  • A tankless heater or boiler shows scale at service.
  • Your tap test shows hardness higher than you expect.

If none of these apply, you may be better served by filtration for chloramine. See softener vs. filter.

Condos: the space and drain question

An ion-exchange softener needs a spot for the tank and brine tank, an electrical outlet and a drain for regeneration. In most condo units there is no room, and associations may limit equipment that discharges to building drains. Before you buy anything for a unit, read your association's rules. For condo kitchens, an under-sink RO handles drinking water without a softener.

Island businesses

Living Water installs ion-exchange softening plants for hotels, restaurants, schools, laundries, gyms, offices and car washes. On Key Biscayne, that means beach clubs, cafes along Crandon Boulevard and hospitality buildings that run commercial ice machines, dishwashers and laundry. Sizing comes from water use and the tested hardness.

Salt-based or salt-free?

Living Water installs ion-exchange softeners, which remove hardness minerals. Salt-free conditioners work differently and do not remove hardness. Read salt-free conditioner vs. ion-exchange softener before deciding.

What a softener will not do

It helps to be clear about the limits before you spend on equipment. An ion-exchange softener exchanges hardness minerals for sodium or potassium. That is all it is designed to do. On Key Biscayne, where WASD water arrives already lime-softened and carrying chloramine, many people who ask about a softener are really bothered by something else:

  • Pool smell or taste: that is chloramine, which needs a chloramine filter.
  • White film on balcony glass: often salt spray, not tap water.
  • Rotten-egg smell on hot water: usually the water heater; see sulfur smell.
  • Rust-colored water: pipes or sediment, not hardness.

Sodium is also worth a mention. WASD lists sodium at 33 ppm for its main system in its 2025 report. A softener adds some sodium to softened water, which is one reason many homes leave the kitchen drinking tap unsoftened or add RO there. If anyone in the household watches sodium, raise it during the test.

Common questions

Is Key Biscayne water hard?

WASD lime-softens it at the plant, which reduces hardness. How much remains at your tap is best measured with a test.

Can I put a softener in my condo?

It needs space, power and a drain, and association approval. Many condo owners choose under-sink RO instead.

Do restaurants on the island need one?

Often, to protect ice machines, dishwashers and water heaters. Sizing comes from testing and water use.

Will a softener remove chloramine?

No. A softener handles hardness. Chloramine needs a filter designed for it.

What does a softener cost?

It depends on size and setup. Jorge gives you an itemized quote after the free test.
