Step one: do you need it?
WASD reports lime treatment to reduce hardness at the Alexander Orr, Jr. plant, the regional plant nearest the island. Many households are content without a softener. Test before you spend; see softener vs. filter.
Price drivers for a home
- Capacity: household size and water use.
- Valve: metered regeneration uses salt and water more efficiently than timer-based.
- Location: garage or utility room vs. outdoors, with protection from sun and salt air.
- Drain and power: needed for regeneration.
- Combination: softener plus chloramine filtration is a bigger scope than either alone.
Condos
Most condo units do not have room for a softener and brine tank, and associations may limit equipment that drains into building lines. That keeps cost discussions for units focused on drinking water instead.
If you own a unit and your building has a central water system, ask management whether the association has considered building-level treatment for shared equipment. That is a board decision, sized and quoted at building scale.
Commercial plants
For island restaurants, hotels, clubs and gyms, Living Water designs ion-exchange softening plants around water use, equipment and tested hardness. Ask for the design basis in writing.
Ownership costs to ask about
- Salt use per month at your water use.
- Resin life and service schedule.
- Warranty terms in writing.

Hidden costs to ask about
A softener's purchase price is only part of the cost. Over years of ownership, the items below decide whether it was a good buy:
- Water used for regeneration: metered valves regenerate only when needed; timer valves regenerate on a schedule.
- Salt delivery or carrying: on the island, think about where bags will be stored and who refills the brine tank.
- Seasonal absence: a home empty for months should have the softener set for low use or bypassed; ask how.
- Outdoor placement: sun and salt air shorten the life of exposed parts, so a shaded or enclosed location matters.
- Drinking water: some households keep the kitchen tap unsoftened or add RO; that changes the plumbing scope.
Ask for each of these in writing so you can compare quotes fairly.
Test and quote
Jorge tests hardness free and quotes only if a softener fits. Living Water offers financing through its financing partners with a credit application; a co-applicant can apply with you. Call, text or WhatsApp (305) 793-5974.
