Why spots still appear
The city's 2025 report explains that treatment is necessary to reduce mineral levels and to prevent buildup in piping and discoloration of household fixtures. Lime softening reduces calcium and magnesium; it does not remove them all. Every drop that evaporates on glass leaves its minerals behind, and frameless glass and dark fixtures show it quickly. North Miami also blends in county water, which is lime-softened at Miami-Dade's plants, so hardness can vary a little by location.
Identify the residue
| What you see | Likely cause |
|---|---|
| Chalky white spots on glass | Hardness after evaporation |
| Crust on aerators and showerheads | Scale |
| Brown or reddish water after pipe work | Calcium carbonate sediment shifting, per the city; see brown water |
| Orange marks outdoors | Iron in irrigation well water |
Softener or conditioner
- Ion-exchange softener: removes hardness minerals. Living Water offers ion-exchange softening plants.
- Salt-free conditioner: changes how minerals behave but does not remove them, so glass can still spot.
Compare in salt-free conditioner vs. ion-exchange softener.
Free and low-cost fixes
- Squeegee shower glass after each use.
- Use rinse aid in the dishwasher.
- Soak aerators and showerheads in vinegar.
- Flush the water heater on the manufacturer's schedule.
- Swap an old, scaled showerhead through the city's free showerhead exchange at City Hall.
Restaurants and cafes
Commercial dishwashers, coffee machines, ice makers and water heaters show scale first and cost the most to descale. A commercial softener sized from a hardness test is common. See water softeners in North Miami.
Condos
In a condo, a softener on the main line is a building decision. Owners can reduce spots with the habits above, and an under-sink RO gives spot-free drinking and cooking water at the kitchen tap.
