What the plant already removes
North Miami's 2025 report says the Biscayne Aquifer contains elevated levels of minerals including calcium and magnesium, and that treatment is necessary to reduce them and prevent buildup in piping and discoloration of household fixtures. That is the job a home softener would do, so the plant has done much of it before water reaches you. What remains at your tap varies, which is why the test comes first.
How a softener is sized
| Factor | Effect |
|---|---|
| Hardness at your tap | Resin capacity and regeneration frequency |
| Household size or business use | Tank size |
| Peak flow | Valve and tank selection |
| Chloramine treatment wanted too | Adds a carbon stage |
Restaurants and laundries
Commercial kitchens and laundries are where softeners most often pay for themselves, by protecting dishwashers, ice machines, steamers and water heaters. Ask how capacity was calculated for your busiest day. North Miami also offers restaurants a free exchange of sink pre-rinse spray valves for low-flow models at City Hall, which reduces water use regardless of equipment.
Installation and running costs
- Drain access for regeneration water.
- An outlet for the control valve.
- A protected location.
- Salt use, based on hardness and water use.
- Water used during regeneration.

When to skip it
If your tap shows low hardness, a softener mostly adds salt purchases and regeneration water. In that case, spend on what you notice, usually chloramine, and handle spots with simple habits like a squeegee and rinse aid. Jorge will tell you plainly if your numbers do not justify a softener.
Softener or salt-free conditioner
Conditioners change how minerals behave instead of removing them. Living Water offers ion-exchange softening plants. Compare in salt-free conditioner vs. ion-exchange softener.
