Tap water or salt air?
| Where you see it | Likely cause |
|---|---|
| Shower doors, faucets, kettle | Minerals in tap water |
| Balcony glass, outdoor railings | Salt spray |
| Car after washing in the sun | Fast evaporation |
| Dishwasher film | Hardness or detergent settings |
Rain-spotted windows after a storm are a third possibility; rainwater carries salt near the beach and dries in the same pattern.
What happens upstream
WASD says its Hialeah plant uses lime softening and its Preston plant uses enhanced softening; those plants generally serve the area north of SW 8 Street. Softened water still carries some calcium. The Town's Public Works guide also notes that calcium and other minerals deposit in distribution pipes over time and can be stirred up when a main is disturbed. That temporary color is a separate issue from everyday spots.
If the spots appeared suddenly after work on a nearby main, give it a day and flush the taps before drawing conclusions.
Everyday fixes
- Squeegee shower glass after each use.
- Soak aerators and shower heads in vinegar.
- Use a dishwasher rinse aid.
- Dry cars in shade, not in direct sun.
- Consider a water-repellent coating on glass doors.
None of these remove hardness; they manage it.
For tile and grout, a mild acidic cleaner used as directed loosens mineral film; test it on a hidden spot first, especially on natural stone, which acid can etch.
Where scale costs money
- Tankless water heaters: follow the manufacturer's descaling guidance; frequent descaling points to a test.
- Restaurant ice machines and dishwashers: scale lowers output and adds service calls.
- Hotel laundries and boilers: efficiency drops as scale builds.

Softener vs. conditioner
An ion-exchange softener removes hardness and is what Living Water installs. Salt-free conditioners do not remove hardness. Read salt-free conditioner vs. ion-exchange softener. In condo units, space and drain access usually rule out a softener, so unit owners focus on cleaning habits and drinking water.
For houses with real scale problems, a softener installed on the main line, with the sprinkler line bypassing it, is the standard approach.
Track how fast it returns
Clean a shower door and a faucet aerator thoroughly, then note how many days pass before spots and crust are back. Bring that number to your free test. Quick return plus a meaningful hardness reading points to a softener; slow return usually means better cleaning habits are enough.
