First: do you need it?
WASD reports lime softening at its Hialeah plant and enhanced softening at Preston, the two plants it says generally serve areas north of SW 8 Street. Many Surfside households are satisfied without a softener. If your problem is taste or a pool smell, you need a chloramine filter instead. See softener vs. filter.
Price drivers for a house
- Capacity: household size and daily use. Your Eye On Water history from the Town gives real numbers.
- Valve: metered regeneration uses salt and water more efficiently than timer-based.
- Placement: garage or utility room vs. outdoors with shade and protection from salt air.
- Drain and power: needed for regeneration.
- Irrigation bypass: sprinklers on the same line should not be softened.
- Combination: softener plus chloramine filtration is a bigger scope.
A larger house with several baths and a pool fill line on the same plumbing needs a different capacity than a two-bedroom bungalow. Your actual meter history settles that better than a rule of thumb.
Condos and buildings
Most units have no room for a softener and brine tank, and associations may limit drain discharges. For shared equipment such as central water heaters or a building laundry, softening is a board-level project sized to the building. Unit owners usually focus on drinking water instead.
Commercial softening plants
Living Water designs ion-exchange softening plants for restaurants, hotels, laundries, gyms and offices around daily water use, tested hardness and the equipment being protected. Ask for the design basis in writing, including expected salt use.
For a restaurant or hotel, include the cost of downtime in the comparison: scale-related service calls on ice machines and dishwashers are part of the real cost of not softening, and a test plus your meter history puts numbers on both sides.
Ownership costs to ask about
- Salt use per month at your water use, and where bags will be stored.
- Resin life and service schedule.
- What to do when the home is empty for the season.
- Warranty terms in writing.
See water softener cost in Florida and salt-free vs. ion-exchange.
Placement near the beach
Equipment outdoors in Surfside faces sun, salt air and storm water. A shaded, enclosed or indoor location protects valves and electronics and keeps the brine tank clean. Ask where the softener will sit and how it will be secured, and factor that into comparing quotes.
Test, then quote
Jorge tests hardness free and quotes only if a softener fits. Living Water offers financing through its financing partners with a credit application; a co-applicant can apply with you. Call, text or WhatsApp (305) 793-5974.
