Why spots appear on softened water
A spot is the residue of a dried droplet. Hardness minerals are part of it, but sodium and other dissolved solids leave residue too, and softening does not remove those. Coconut Creek's report lists sodium at 26.5 ppm. On dark glass, chrome, or a car in the Florida sun, even modest TDS can show.
That is not a sign the County's treatment or your softener is failing; it is simply what dissolved minerals do when water evaporates.
Where scale really builds up
- Irrigation from wells: untreated water leaves white crust on windows, screens and pavers, often with orange iron stains.
- Private drinking wells: no softening, so hardness is usually higher.
- Hot water equipment: water heaters, dishwashers, coffee machines and ice makers concentrate minerals over time.
If white crust lines up with sprinkler spray on your windows or pool enclosure, test the irrigation water before buying anything for the house.
Softener or salt-free conditioner?
| Ion-exchange softener | Salt-free conditioner | |
|---|---|---|
| Removes hardness | Yes | No; changes how minerals behave |
| Reduces mineral spots | Hardness spots, yes | Generally no |
| Upkeep | Salt or potassium, regeneration | Media replacement |
See salt-free vs. ion-exchange.
A salt-free conditioner may be marketed for scale on pipes and heaters, but it does not stop the spots you see on glass, because the minerals stay in the water. If spots are the main complaint, ask any seller to explain exactly how their equipment changes that.
Low-cost fixes
- Squeegee shower glass after use.
- Use dishwasher rinse aid.
- Soak aerators and shower heads periodically.
- Wash and dry cars in the shade.
- A water-repellent coating on shower glass.
If spots appear only after hydrant flushing in your neighborhood, give it a day; the city says discoloration clears after running cold water.
Businesses
For a Coconut Creek cafe, restaurant, laundry or car wash, scale is a maintenance cost and spots on finished work are a quality issue. Equipment manuals often specify water quality ranges. A softening plant sized from measured hardness and daily volume protects that equipment. See water softeners in Coconut Creek.
Commercial dishwashers often list their water requirements in the manual, which is a good starting point before sizing any equipment.
Test before you buy
Jorge measures hardness and TDS at your tap and tells you plainly whether a softener would change what you see, or whether a squeegee is enough. Call, text or WhatsApp (305) 793-5974. Related: softener vs. filter.
