What arrives at a Coconut Creek tap
Water bought from Broward County has been softened with lime and ferric chloride, filtered, and disinfected with chloramines; the city's 2025 report lists chloramine from 1.77 to 4.26 ppm. Margate water south of Coconut Creek Parkway is lime-softened and chloraminated too. In both cases, the common complaint is taste and smell rather than heavy scale.
In practice, the most common Coconut Creek complaints at the tap are taste and smell. A whole-home filter for chloramine, an under-sink RO for drinking water, or both, address those directly.
Symptom guide
- Pool smell in the shower: filter.
- Flat taste in coffee: filter, often with RO.
- Crust on fixtures: test hardness first.
- Orange stains outside: neither; that is irrigation iron. See iron stains.
- Faint spots on glass: often dissolved solids. See hard water spots.
If the problem is only at one fixture, such as one faucet with buildup, cleaning or replacing its aerator may solve it without any equipment.
When both make sense
- A private well with hardness plus iron or sulfur. Order matters: iron and sulfur treatment first, then softening.
- A cafe or restaurant that needs equipment protection and better-tasting water and ice.
- A tap that tests notably harder than expected.
For homes, testing both hardness and chloramine at the same tap usually makes the choice obvious within a few minutes.
For a well, a softener alone is rarely the whole answer; iron, sulfur and sometimes bacteria need their own steps.
Avoid paying for the wrong one
Buying a softener to fix a chlorine smell is a common mistake. Ask any seller to show you the test result behind each piece of equipment. If they cannot, get another opinion. The filter and the softener have different upkeep, and you only want the upkeep that pays off for your home.
The same goes for businesses: a softening plant protects equipment, but if customers mention the taste of coffee or ice, that is a filtration question.
Decide with numbers
