Two reports to read first
- City of Miami Beach Water Quality Report. The city buys water from WASD and runs its own distribution and sampling program, with more than 3,000 samples a year. Its annual report includes results from the city's own system, such as disinfection byproducts and disinfectant levels, alongside WASD's data.
- Miami-Dade WASD Water Quality Report. Covers the plants, mainly Hialeah and John E. Preston for Miami Beach, and system-wide results.
What the in-home test covers
- Chloramine at your tap (taste and smell)
- Hardness (spots and scale)
- Total dissolved solids
- pH
- Iron, if you see staining
Results are explained for comfort and maintenance. Jorge does not give health verdicts.
Why your building matters
In a condo tower, water travels from the city main through the building's own plumbing, and often pumps and storage, before reaching your unit. Older buildings may have original risers. In a house, your service line runs from the city meter to the home, and the city notes the customer owns that section. Miami Beach's Service-line Integrity Program publishes a Water Service Line Inventory Map so you can look up recorded materials. If you have concerns about lead from plumbing, order a certified lab test.
Second homes and seasonal units
Water sitting in pipes for weeks can taste flat or stale and pick up more from the plumbing. When you return, run the cold taps for a few minutes. The city's report suggests flushing a tap for 30 seconds to 2 minutes before drinking or cooking when water has been sitting for several hours. A test after you are back gives a clearer picture than one taken after a long vacancy.
Screening vs. lab
An in-home screening is fast and practical. A lab analysis is the standard for regulated contaminants and real estate requirements. See home screening vs. lab analysis and what happens during an assessment.
After the test
You get the readings and a plain explanation of each. If a system fits, Jorge explains why and gives an itemized quote. If your water and plumbing look fine for your goals, he tells you that. Either way, you keep the results to compare against the city's report.
