Spots by source
| Source | What to expect |
|---|---|
| NSID | Low minerals after nanofiltration and RO; light residue at most |
| Coconut Creek (Broward County) | Lime-softened; light spots possible, heavy scale uncommon |
| Private well | Often hard; scale on fixtures, heaters and glass |
| Irrigation well | Spots and orange stains on windows, cars and pavers |
Why some spotting happens anyway
Softening and membranes lower hardness but do not leave water completely empty of dissolved minerals; NSID's 2024 report lists sodium at 16.4 ppm and Broward County's 2025 report lists 26.5 ppm for its 2A district. When droplets dry on glass, that residue stays. Frameless shower glass, dark stone and polished fixtures, common in Parkland homes, show it most.
Softener vs. conditioner
| Ion-exchange softener | Salt-free conditioner | |
|---|---|---|
| Lowers hardness | Yes | No |
| Fewer spots | Yes | Usually not |
| Salt, drain, power | Yes | Usually no |
| Best fit | Wells, confirmed hardness | Scale reduction where spots are not the concern |

Things to try first
- Squeegee shower glass and run the bathroom fan.
- Use rinse aid in the dishwasher.
- Soak aerators and shower heads in white vinegar, following the fixture maker's care instructions.
- Adjust sprinklers so they do not hit windows, cars or the pool deck.

Where scale hides
Even when glass looks fine, scale can build inside equipment: tank water heaters, coffee and espresso machines, humidifiers, ice makers and pool heaters. On a hard well, these show it first. On NSID or Coconut Creek water, frequent descaling is unusual and worth mentioning at the test, since it may mean a plumbing issue or a source you did not expect. Flushing a tank water heater per the maker's instructions also limits sediment and scale buildup.
After the July flushing
During the NSID-area July maintenance period, hydrant flushing can temporarily stir sediment, and some homes notice residue on aerators or spots that look different. Clean the aerators and run the cold water for a few minutes. If the change persists after the period ends, call your provider. Persistent heavy scale outside that window is the point to test hardness.
When a softener makes sense
On a private well with measured hardness, a softener is usually part of the answer, configured with any iron treatment the test calls for. On public water, frequent heavy scale is unusual; test before buying. Call, text or WhatsApp Jorge at (305) 793-5974 for a free hardness test, and see water softeners in Parkland.
