Match the problem to the tool
| What you notice | Likely cause | Tool |
|---|---|---|
| Pool-like smell or taste | Chloramine | Carbon filter rated for chloramine |
| Crusty white scale, soap that will not rinse | Hardness, often a well | Softener |
| Orange stains | Iron from a well | Iron treatment |
| Rotten-egg smell, cold water | Hydrogen sulfide in a well | Aeration or oxidation and filtration |
| Flat or salty drinking water | Dissolved solids | Under-sink RO |
Public water: usually a filter
Broward County softens the water Coconut Creek delivers, and NSID removes most minerals with nanofiltration and RO. Both keep a chloramine residual in the pipes; NSID's 2024 report lists 3.66 ppm. So a home on either supply usually starts with a whole-home chloramine filter, an under-sink RO, or both.
Private well: often both
A Parkland well delivers groundwater with nothing removed. Hardness, iron and hydrogen sulfide are common reasons for treatment. A well system may combine filtration, a softener and RO in a specific order, configured from the test. See well water in Parkland.
If your home has both public water inside and an irrigation well outside, treat them as separate problems: a filter for the house, and iron treatment only on the sprinkler line if stains bother you.
Two Parkland examples
A family in a Heron Bay-area home on NSID water smells chlorine in the shower, worst in July. Their test shows chloramine and very low hardness: a whole-home chloramine filter fits, and a softener would add nothing. A household on a private well in a large-lot area sees orange stains, crusty fixtures and a sulfur smell: their test shows iron, hardness and hydrogen sulfide, so a multi-stage well system fits. Same city, opposite answers.
What each tool will not do
A softener does not remove chloramine or sulfur odor. A carbon filter does not lower hardness. Neither fixes a water heater smell. Full comparison: water softener vs. water filter.
Parkland Utilities customers
If your home is in Cypresshead, The Mews, Cypress Cay, Parkside Estates, The Falls at Parkland or Parkland Town Center, your water comes from Parkland Utilities, Inc. Ask the utility for its current Water Quality Report and look at three lines: source, treatment and disinfectant. Then a tap test fills in hardness and chloramine at your faucet. With those two pieces, the softener-or-filter question usually answers itself.
