Read the stain
| Where | Likely source |
|---|---|
| Walls, driveways, pool decks near sprinklers | Iron in irrigation well water |
| Toilets and sinks, hot water | Water heater corrosion or sediment |
| First draw in the morning, clears quickly | Older pipe in the home or building |
| Brief discoloration across the neighborhood | Utility main work or flushing |
Irrigation water in the area
Shallow groundwater in northern Palm Beach County often contains iron, which oxidizes to orange when it hits air and sprays onto surfaces. Some properties irrigate from a private well. Others use reclaimed water: Jupiter's work plan describes the Loxahatchee River District's irrigation-quality reuse water serving communities, golf courses and parks in and around Jupiter, and Seacoast also supplies reclaimed water. Knowing which source your sprinklers use is the first step.
If the stain is on a pool deck, check whether the pool is filled from a hose or an auto-fill line on utility water, or from another source. Pool chemistry can also make metals in fill water stain surfaces.
Utility water and brief discoloration
Both suppliers remove most dissolved minerals with membranes. Brief discoloration can still happen when mains are flushed or repaired, or when hydrants are used. If it clears after running the cold tap, it was likely a main disturbance. If it persists, call your utility: Jupiter at 561-741-2735 or Seacoast at 561-627-2920.
Fixes that match the cause
- Irrigation well: iron treatment sized from the well's test, or switching sources where available.
- Water heater: flush or replace.
- Old pipe: repiping the worst sections.
- Fixtures: a whole-home sediment stage on a house's main line.
Treating water that is not causing the stain wastes money. Confirm the source first.
Not every stain is water
Near the ocean, metal railings, fasteners and furniture rust in salt air and can bleed onto concrete. If a stain sits where water never reaches, the source may be metal.
On older homes, galvanized steel pipe rusts from the inside, so the first water of the morning can run orange before clearing. That points to plumbing, not the supply, and the fix is replacing the worst sections. A filter at the main line cannot remove rust that forms after it.
Test the affected tap
Jorge tests iron, pH and chloramine at the stained fixture or sprinkler source and checks the heater and visible pipe. Call, text or WhatsApp (305) 793-5974. See well water in Juno Beach.
